Frequently asked questions
Property Stream is a leading independent property consultancy in the UK. We specialise in sourcing thoroughly researched and profitable property investments for our clients. These projects are established by reputable developers and backed up with world-class customer service.
We are constantly approached with new projects, the clear majority of which we reject (for many reasons). Primarily our decision process is governed by our stringent due diligence process, which has evolved to what we believe is one of the best standards in the industry. Our process is aimed at not only sourcing the best investments for you but the ones that carry the highest level of security. Due diligence packs are always available upon request.
Yes, there is always a selection of recommended UK lawyers available to assist you. They are experts in their chosen field and they act on behalf of the investors.
For your security and protection, Property Stream will never accept client funds. Your funds will always be paid to a regulated solicitor or an FCA regulated trustee. We feel this gives you the highest level of security and protection.
In most cases the answer is yes, however it does depend on the project. The amount of interest paid during construction can be as much as 5% on all funds deposited by clients. Please check first with your property consultant for more information.
All funds are paid into a regulated solicitor’s client account or an FCA regulated trustee and are only released upon sign off by the architects, regular surveyor inspections or official certification of completion.
All costs associated with the purchase of a property are included in the investment amount.
We earn a commission from the developers of the projects who we market for. We never charge investors a fee for our services and we do not take a share of your profit.
An expert property management company will take care of your unit at no extra charge for a set period, agreed at the start. Simply contact customer support for a more in-depth report on your specific management company. You also have the option to manage the property yourself if you wish to do so.
Payments are always made to the developer in set stages. This ensures there is no unnecessary loss, as the payments are made in line with the timeline of the construction and therefore are only paid as works are completed. This ensures that the value and progress of the build is in line with the amount of money released by the regulated solicitors or trustees and if need be, allows for another developer to step in without taking on any further liability.
The management company of the investment will be responsible for taking care of your income and funds are paid directly to the investor, generally on a quarterly basis. The terms of your payments will be included in your contract and you will receive income statements throughout the duration of your investment.
Yes, but anyone who is not a UK resident must satisfy themselves that they are complying with the laws of their own country before they invest. Please note overseas investors must supply two proofs of address the first time they invest with us to comply with UK AML legislation. Bank account statements and utility bills are acceptable but mobile phone bills are not.
Yes, if you choose to do so, but we will need the company registration certificate and proof of identity for the shareholders and directors.
In respect of property investments, once the property is purchased, you are the legal owner and hold full title over the property.
In most cases, returns are paid gross so you are required to declare the interest and dividend payments and pay any respective tax owed. We cannot give any individual tax advice for UK or overseas investors. Please speak with HMRC, the appropriate body in your own country of residence or your tax advisor about your personal circumstances.
